    Reach-in refrigerators and freezers do the hardest work in a kitchen: doors open hundreds of times a shift, often next to a fryer line.     Common reach-in problems

    Cabinet running warm

    The first suspect is the condenser. A reach-in that cannot shed heat cannot hold temperature. Turbo Air tells owners to clean the condenser coil at least every three months, and True's maintenance table has condenser checks monthly, quarterly and annually (Turbo Air) (True). After that we check the evaporator fan, the evaporator for ice, door gaskets and the controller.

    Ice on the evaporator or frost inside

    Torn gaskets, doors that do not close and a failed defrost cycle let moisture freeze on the coil. The cabinet warms up even though the unit runs constantly.

    Water on the floor or in the cabinet

    Blocked drain tubes, a cracked drain pan or an evaporator pan that is not evaporating. See refrigeration water leaks for what to check first.

    Loud, clicking or not starting

    Condenser fan motors, start components, relays and compressors. Our compressor problems guide covers the signs.

    Keep a thermometer in every reach-in, in the warmest part of the unit. California requires it (HSC 114157), and cold food must be held at 41°F or below (HSC 113996). A reading above that is the time to call.

    R-290 (propane) reach-ins

    Many newer reach-ins, including True units, use hydrocarbon refrigerant such as R-290. True's manual says only qualified technicians should install and service these units and that components should be replaced with original equipment manufacturer parts (True). EPA requires flammable-refrigerant equipment to be marked, including red hoses or piping and marked service ports (EPA). Our technicians are trained on R-290 and the other low-GWP refrigerants now going into commercial equipment.

    Repair or replace a reach-in?

    Consider age, repair history, refrigerant and energy use. If you replace:

    • New self-contained commercial refrigeration units have been limited to refrigerants with a GWP under 150 since January 1, 2025 (40 CFR 84.54).
    • DOE efficiency standards for commercial refrigerators and freezers are the ones in effect since 2017 (10 CFR 431.66). A stricter rule finalized in January 2025 was withdrawn in May 2025 (Federal Register).
    • ENERGY STAR certified commercial refrigerators and freezers are on average about 20 percent more efficient than standard models (ENERGY STAR).
    • The California Foodservice Instant Rebates program lists glass or solid door refrigerators and freezers at $50 to $100 per unit, taken off the invoice at participating dealers, while funds last (program flyer).

    Frequently asked questions

    How often should a reach-in condenser be cleaned?

    Follow the manufacturer. Turbo Air says at least every three months, True schedules checks monthly, quarterly and annually. Kitchens with grease and flour in the air need the short end of that range.

    My reach-in is new. Should I call the manufacturer or you?

    Check the warranty paperwork first. We are factory-authorized for True, Traulsen and Turbo Air, so warranty work on those brands can often go through us.

    Can a reach-in be switched to a different refrigerant?

    Not to a flammable refrigerant like R-290. EPA allows R-290 only in new equipment designed and marked for it, not as a retrofit in existing units.

    What temperature should my reach-in hold?

    Cold-holding in California is 41°F or below for potentially hazardous food. Set the unit so the warmest part of the cabinet stays there, and check the thermometer through the day.
