    1. Running, but not cooling or heating

    Start with the two things that are genuinely yours to check. Mini-split heads use small washable filters that clog faster than people expect, and a clogged filter starves airflow to the point where capacity collapses. Slide them out, rinse, dry fully, reinstall. Then look at the outdoor unit: it needs clear space around it, and shrubs, fence panels, stacked garden furniture and leaf litter all choke it.

    2. Water dripping from the indoor unit

    The most common mini-split complaint we get. A wall head has no pump by default — condensate leaves through a small line that relies on continuous downhill slope. Any clog, sag, kink or crushed section backs water up until it spills out of the unit and down your wall.

    Causes are mundane: biological slime in the line, a line that has lost its fall, insects nesting in the outlet, or an installation that never had enough slope to begin with. It is a straightforward repair, but not a homeowner one — clearing it properly means opening the unit.

    3. Musty or sour smell when it runs

    In cooling mode the indoor coil is wet by design. Wet plus dust plus darkness grows biofilm on the coil and inside the blower wheel, and that is what you are smelling. Air fresheners and new filters do not touch it because the growth is downstream of the filter.

    The fix is a proper coil and blower wheel cleaning. On a mini-split that means dismantling more of the head than most people expect, which is why it belongs with a technician. Running the unit in fan mode for a while after cooling helps dry the coil and slows it coming back — many units have a built-in dry or self-clean cycle that does this automatically.

    4. Ice on the lineset or outdoor unit

    Ice means something is wrong upstream: restricted airflow, low refrigerant, or a defrost control fault in heating mode. Running a system that is icing up risks liquid refrigerant reaching the compressor, which is an expensive failure.

    5. Blinking lights and error codes

    Mini-splits self-diagnose and report through blink patterns or a display code. The catch is that the codes are manufacturer specific — the same pattern means different faults on different brands, so the code lists you find online are frequently for the wrong equipment.

    What helps: count the blinks, note which LED, and have the model number from the indoor and outdoor units ready. That routinely turns a diagnostic visit into a repair visit.

    6. Refrigerant leaks at the flare fittings

    Mini-splits connect indoor and outdoor units with field-made flare fittings, and those joints are the most common leak point in the system. A flare cut slightly off, torqued wrong, or reused during a later service becomes a slow leak that shows up months later as declining performance.

    Refrigerant is regulated. Handling it requires EPA Section 608 certification. Newer equipment increasingly uses R-32 or R-454B — A2L refrigerants that are mildly flammable and require appropriate training, tools and leak detection.     7. Short cycling and oversizing

    A mini-split that starts, runs briefly, stops and repeats is either faulty or too large for the space. Oversizing is a real problem with ductless because it is easy to specify a head bigger than the room needs: it hits setpoint fast, shuts down before removing much moisture, and leaves the room cool and clammy while cycling the compressor unnecessarily.

    8. Outdoor unit will not start

    Check the breaker and the outdoor disconnect once. If the breaker trips again, stop — repeated tripping is a fault, not an inconvenience, and resetting it repeatedly is how small electrical problems become expensive ones. Beyond that, the usual suspects are a failed capacitor, contactor, fan motor or control board, all of which need a technician.

    9. Remote or app not responding

    Worth ruling out before booking anything: fresh batteries, clear line of sight to the head, and whether the unit is in a mode that ignores what you are asking for. Wi-Fi modules are a separate subsystem — if the head responds to the handset but not the app, the fault is in the module or the network, not the air conditioner.

    10. Noises worth paying attention to

    • Gurgling or hissing — refrigerant movement; persistent hissing can mean a leak
    • Rattling — loose panel or mounting bracket, or debris in the outdoor unit
    • Grinding or squealing — bearing or blower wheel; shut it off
    • Electrical buzzing — contactor or capacitor; treat as urgent

    Homeowner tasks: clean the washable filters, keep the outdoor unit clear, confirm mode and setpoint, replace remote batteries, check the breaker once, and run fan mode after cooling to dry the coil.

    Technician tasks: anything involving refrigerant, opening the indoor head, coil and blower wheel cleaning, condensate drain clearing, electrical components, error code diagnosis, and charge verification.
